    Expanding Compass Concierge & Bridge Loan Services

    Today, based on the resurgence we’re seeing in the real estate market, Compass has announced an expansion of Compass Concierge funds. The details of how we are increasing the funds to support  are below.

    With all of these enhancements to come and more that we haven’t even dreamed up yet, that the story of Compass Concierge and what we can offer sellers is just getting started… Here are a few screenshots of Compass Lens, new “favoriting” functionality, and the Concierge Project Tracker all coming this month.

    Expanding Compass Concierge & Bridge Loan Services
    The new “favoriting” feature in Compass Lens gives great project ideas, launching in Mid-June:

    Details of Concierge Expansion:

    1. Continuing to offer up to $15,000 for Compass Concierge projects for all primary residences up to $3 million outside of 2nd home markets, with no interest and no hidden fees 
    2. Reopening Compass Concierge on June 15th in the following 2nd home markets Hamptons, Santa Barbara, Montecito, Carmel by the Sea, Napa, Naples, and Cape Cod 
    3. Expanding Compass Concierge from $15,000 to $25,000 in markets where >80% of homes at or below $3 million sell within 12 months (list and status of eligible markets) — for a ~10% fee but only on the dollars used above $15,000. Every week we will evaluate which additional cities we can open based on the 80% threshold.
    4. Starting June 15th, Notable will allow exceptions so that Concierge funds can be transferred to a seller’s account by submitting a vendor invoice with the request

    I’m also excited to share that the Bridge Loan Advance is coming back starting on July 15th! This means that we’ll again be able to offer our sellers up to six months of their bridge loan payments fronted via the Bridge Loan Advance by Notable, an independent lender.   • National Real Estate Market Update

    April’s Pending Home Sales index of signed contracts on existing homes fell 21.8%, but the National Association of Realtors chief economist expects this will be the lowest point for contracts, and May the lowest for closed sales.
    Zillow agrees. They report in the week ending May 10, newly pending sales nationwide were up almost 50% from the same period in April, plus, new for-sale listings were up 12.5% monthly and home values up 4.3% year-over-year.
    New Home Sales already turned the corner in April, up 0.6%, to 623,000 annually. These deals were done at the height of state lockdowns, as buyers jumped on lower mortgage rates and affordable home prices.
  • Review of Last Week

     
    INVESTOR WALLETS REOPEN TOO… As the economy slowly reopened, investors reopened their wallets. Following the buying spree, the three major market indexes posted sharp gains for the week and month.
    Uncertainty over Sino-U.S. relations arose after China tightened its grip on Hong Kong. The U.S. responded with strong measures, but investors were happy the President brought up neither tariffs nor the Phase One trade deal.
    Personal Income spiked 10.5% in April, boosted by the CARES Act stimulus checks and extra jobless benefits. The personal savings rate rocketed to a record 33.0%, and that money could certainly help speed the recovery.
    The week ended with the Dow UP 3.8%, to 25,383; the S&P 500 UP 3.0%, to 3,044; and the Nasdaq UP 3.4%, to 9,490.
    There were enough China worries to lift bond prices. The UMBS 3.5% ended UP 0.11, to $105.50. The national average 30-year fixed mortgage fell to a new all-time low in the 50-year history of Freddie Mac’s weekly Primary Mortgage Market Survey. Remember, mortgage rates can be extremely volatile, so check with your mortgage professional for up-to-the-minute information.
    DID YOU KNOW?… Freddie Mac says “unprecedented rates” are why “purchase demand rebounded from a 35% year-over-year decline in mid-April to an 8% increase as of last week,” even with “the sharp contraction in economic activity.”

    COMPASS CEO: Seeing a rebound in Residential Real Estate

    During these ever-changing times, it’s my goal to keep you informed and up to date on the latest trends we’re seeing in the housing market. O
    ur CEO Robert Reffkin, told CNBC that while this is unprecedented, there are clear signs that the market is rebounding, and will continue to rebound. 

    Robert shared that across our 135 markets, we saw real estate activity bottoming out 2-3 weeks ago. We have seen the number of in-contract homes bounce back to pre-COVID levels in over 90% of those markets. We are hopeful this rebound will soon be replicated in areas where stay-at-home orders have not yet been lifted.
