My Favorite Streets of Big Bear
I look at Real Estate all day long. Both online and at the location while showing.
Here are my Top 10 Streets I love in Big Bear!10. Rim of the WorldLarge Parcels leading towards the National Forest, what could get much better than that?9. Lakeview DriveOnly because I’ve lived on this street before and its proximity to everything in town. There are some beautiful lakefront homes along this street!8. Canyon CrestIncredible views of both Ski Slope and sometimes Big Bear Lake.7. KnickerbockerGreat Access to the Village and the National Forest via 2N08.6. Heritage TrailBeautiful neighborhood and street of mostly full time occupants with newer constructed homes on Large Parcels5. CherrySame reason I love Knickerbocker- usage and proximity to the National Forest via the old ski slopes.4. Erwin RanchI would love to live here mainly because there is a nice road to run along. I’ve become my own client
Its been an interesting 2 months practicing what I preach on a daily basis to my clients that are looking for investment properties in Big Bear. My husband and I bought a rental property last July and found a great tenant that lived in the home for a year but eventually moved off the mountain. While that was great and worked out well for both sides we decided it was time to start renting nightly which was the original goal.
Two weeks before the tenant moved out we started ordering everything from furniture, decorations and cleaning supplies necessary to have it on the market July 2 after a long term rental move out date of June 30th. I love difficult goals!
We stocked the house, got it ready and started renting it out July 2. In the course of the 2 months that we’ve been renting the home out we have made the income equivalent of 6 months mortgage! This is doing it on our own and has been a low level of involvement. (mainly responding to requests online, arranging cleaning and just being responsive).
100% of our rentals have come from Airbnb. While we have it loaded on 2 separate sites (Airbnb and VRBO) it seems to be renting significantly more on one site than the other. The beauty of having it on both is that the calendars can SYNC and not allow a booking thru one site if its rented thru the other.
I intend to use a company called Rental Ready Big Bear. Some of my clients have used this company and been really happy with their service. Basically they are a cleaning service that does a la carte add on items depending upon what you want them to do. Their cleaning calendar syncs with your calendars so that they get notified when the renter is out and when they need to clean the home. You can set up your Airbnb or VRBO to pay out directly to them as well. All of this, and guess what- no management fees- you get to keep the income for what you are renting.
For now though, I’ve been using my military trained husband to clean the home each time we have an arrival. He slowly but surely seems to be getting to a point of wanting to hire a company but we will surely get there in November when reservations hit the fan and its all hands on deck!
Its been a lot of fun and some back end work that happens to get where you have the home set up and the ball continues to roll easily but its worth it in the long run. Always stay mindful of your neighbors and I always recommend screening your applicants that are wanting to rent your home. In the last 2 months we have turned down several guests because we didn’t feel that we were a great fit.

Handyman, Contractor or Do It Myself?
So I got so tickled when I was leaving my listing in Lower Moonridge the other day. I was driving down the street and noticed the roof on this home which inspired today’s blog post. I’m not sure if you can see it all that well but apparently some shingles had fallen on this roof and the owner decided to nail them in. You can see the numerous nailheads in the shingle as well as the fact that they are not lined up as they should be. This begs the question when it comes to a remodel or repair job- Should I use a Handyman, Contractor or Do It Myself?
When to use a contractor?
- If the job is going to take more than a week, hire a GC.
- If the job requires several different pros to complete, hire a GC.
- If the job requires a few permits, hire a GC.
When selecting a home professional, using a few guidelines can help protect you from fraudulent contractors. These warning signs indicate a contractor who may be running a scam:- Does not list a number in the phone book.
- Asks you to get required building permits.
- Only accepts cash.
- Solicits door-to-door.
- Says you will get a discount if you find other customers for that contractor.
- Says your job will be a demonstration.
- Offers exceptionally long guarantees.
- Asks you to pay for the entire job up front.
- Tries to scare you into signing for repairs claiming they are urgent.
- Demands a lien on your property.
When to use a handyman?
When doing small jobs inside the home. Structural changes should not be done with a handyman.
Nothing that would require permits or moving of major walls.
When to do it yourself?
If you are confident in your workmanship or your are a contractor yourself go for it. Additionally if you are doing small jobs and have great finish work this may be the time to do the work yourself! -

Two popular ski resorts in the San Bernardino Mountains have a new owner. Bear Mountain and Snow Summit were swooped up as part of a four-resort deal announced Wednesday that also included Eastern Sierra’s Mammoth Mountain and June Mountain.
No price was announced. But the purchase by the newly formed joint venture of Aspen Skiing Co. and Denver-based private equity firm KSL Capital Partners gives it more than 6,000 acres of Southern California ski terrain across four resorts that host more than 2 million visits a year.
“We already had an aggressive capital improvement plan (for the two San Bernardino resorts),” Rusty Gregory, chairman and CEO of Mammoth Resorts, said in a telephone interview. As the newly formed organization is fine-tuned, that investment plan could accelerate, he said.
What that future holds for the two resorts is not known, but local businesses will be watching to see what changes come to the mountains.
Big Bear Lake area entrepreneur David Stone, who owns restaurants, entertainment and lodging businesses, said the acquisition “will be a positive thing that will create a good value for skiers.”“I assume that they will want to enhance operations and take us to the next level,” Stone said.
In September 2014, Mammoth Resorts acquired Bear Mountain and Snow Summit for $38 million. On Monday, the new alliance of Aspen and KSL said they were buying Interwest for $1.5 billion, which has ski resort properties in Colorado, Vermont and Quebec. Aspen Skiing’s operations include the Colorado ski resorts of Snowmass, Aspen Mountain, Aspen Highlands and Buttermilk. “Climate change is a fact of life,” Gregory said. The company being formed “has a large geographic footprint spread throughout the country and Canada.” “Instead of individual resorts fending for themselves, we are part of a larger group” that is largely insulated from dry conditions in one region, he said.
In the wake of Wednesday’s announcement, other local ski resort operators say they will remain focused on their strategy for the coming ski season.
“There will always be a place for independent ski areas,” said Kevin Somes, vice president and general manager of Snow Valley Mountain Resort in Running Springs. For the coming season, Snow Valley is working to install a multimillion-dollar, high-speed ski lift that will replace double chairs with six chairs, so that groups can ride up together. The ascent will be at 1,000 feet per minute, up from the current 400- to 450-feet-a-minute rate of the existing system. Somes said the emerging Aspen and KSL company will likely use the huge Southern California market as a feeder for weeklong ski vacations at the Colorado ski areas, and perhaps resorts in other states as well.
At Mountain High ski resort in Wrightwood, the acquisition will not result in day-to-day changes in operations for the next ski season, said spokesman John McColly. “We have so much good stuff coming in our backyard” with capital improvements, McColly said. This year’s snowfall means Mountain High’s snow-making for next season can be more aggressive than it has been for several years, he added. Nevertheless, Mountain High will be paying attention to see what changes the new ownership might make, he said
In a statement, Barry Sternlicht, chairman and CEO of Starwood Capital Group, said: “We had greater plans for Mammoth but the great recession and then some less favorable weather, interfered with our strategic aspirations. … We know Aspen and KSL have the experience, commitment and balance sheet to help make our vision a reality.” The equity partner, KSL, “is full of executives who are excited and committed to the ski and snowboarding industry,” Gregory said. “We have dreamed of doing this for years.”
The deal came together now because improved ski conditions in most areas coincided with the right environment in the financial markets, he said.
